Sixth & Rio
Sixth & Rio is a boutique nine-story building by Ocean Land Investments at 501 SE 6th Avenue in downtown Fort Lauderdale, between the New River, Smoker Family Park and the Rio Vista neighborhood. AM Studio designed the building, and the interiors are by IDDI with Interiors by Steven G. There are 94 residences with one to three bedrooms, about 740 to 2,300 sq ft, with floor-to-ceiling glass, open kitchens and private balconies over the park, the river and the skyline. Amenities include a rooftop pool and sun deck, a rooftop lounge and cabanas, a fitness center, a residents' club room and library, and landscaped garden terraces. Las Olas Boulevard, the Riverwalk and the free water trolley are a short walk away. The building is under construction with delivery planned for 2026.
